220 Properties LLC, is a commercial development project proposed
for a tract of land in northern Moorefield, WV. The property
totals 23.7 acres, with 20.8 acres of developable area and
has an Un-named Tributary of Dumpling Run flowing south to
north, directly through the middle of the tract. The attached
photos show the overall site plan of the property being developed
and the Relocated Stream Alignment, illustrating the entire
reach of stream affected. Most of the existing stream is about
mid-way between the COE Flood Levee Project and US Route 220.
It is proposed to relocate approximately 1,820 feet of stream
with 1,540 feet of a newly constructed stream utilizing natural
stream design. The relocated stream has been sized to pass
a 100-year storm event. The stream will be mostly excavated,
with some upper slope areas and the freeboard constructed
from the cut material. The stream will be grass lined, with
rip-rap placed in all bends.
Material cut from the new stream will be utilized to backfill
and reclaim the existing stream channel, with excess material
filled along side the top slopes of the new stream.
Permitting and infrastructure included obtaining Permits
from the US Corp. of Engineers, West Virginia Health Department,
a NPDES permit from the West Virginia Department of Environmental
Protection, a WV DOH Entrance Permit and others. Infrastructure
included designing and permitting a sewer and water system,
site layout and design and performing GPS static survey to
develop a control network to support aerial mapping for topographic
and planimetric mapping.
